Almost every house in South Minneapolis has hardwood floors. We just finished a job today on a nice Cape Cod home by Lake Nokomis that had inch and half red oak hardwood flooring. And we are starting a job tomorrow on Woodlawn Ave S that a couple just bought, that is a older two-story that has both red oak and maple flooring. When your looking for a house to buy pay special attention to the hardwood floors. Are they in good shape? Do they have a lot of stains? It is amazing how much a little paint on the walls and sanding and refinishing the hardwood floors can change the look and feel of a house. Last week we did a job for a client of mine who buys foreclosed duplexes, fixes them up and rents them out. It was a up/down duplex close to 35W and Lake Street. When I went to do the bid I just thought, “this place really needs a lot of work.” It was dirty, needed paint, and just looked run down. By the time we got there to sand the floors it was cleaned up, and had a fresh coat of paint in every room. It looked a lot better, but it was still missing something. The floors were not level, which makes it difficult to sand, but we got them clean. By the time we had the third coat on the floors they looked great. The whole house was transformed. It looked like a house somebody would want to live in. My client was very happy and we are going back in a couple weeks to do the bottom unit in the same building. The moral of the story is when your buying a house and going through them, try to imagine what it would look like fixed up. Or just call your local hardwood flooring professional or residential contractor and they can show you some before and after pictures.
