Highland Park, also known as Highland District Council (District 15,) is a neighborhood in the southwest corner of Saint Paul Minnesota, and is home to about 23,000 people, according to the last US Census count. This neighborhood enjoys beautiful location along the east bank bluffs of the Mississippi River, directly across from South Minneapolis. A drive across the Ford Bridge will bring you to Minnehaha Falls. Much of the residential development here began in 1925, when Ford’s Twin Cities Assembly Plant was built to produce the prolific Model T. Another residential boom occurred after World War 2.

Market Overview

According to the Minnesota Northstar Regional Multiple Listing Service,* there are currently 87 active single family home listings on the Highland Park MLS, at an average price of $649,578. Homes in Highland Park are a little newer than many other parts of Saint Paul; the average year built is 1944. There are plenty of upscale luxury homes in this neighborhood. If you are in the market for an executive Highland Park home, you can usually find a handful of Georgian colonial or brick colonial style properties with very large lots. In the 1M+ bracket, you may even find one with bluff views of the Mississippi River. Frequently, there are 4000-6000 square foot ramblers in Edgecombe Hills, complete with hardwood floors, hot tubs, saunas, and stone fireplaces. There are some homes from the 1920’s and older, but most have been painstakingly restored and updated with amenities like hickory cabinets, teak and ceramic baths, or soapstone counters. Of course, many of these will offer Japanette-columned front porches, and heavy interior oak trim with built in buffets and oak pillars. Many of these feature beautiful oak floors that have been sanded and refinished.
