Should we carpet or do hardwood in my rental property? It is a tough question but if you have the right circumstances in your favor, usually refinishing the hardwood floors is a better way to go. My company does a lot of refinishing work for investors who are either buying properties to fix
up and rent out, or fix up and sell. When I go to the property to analyze the
hardwood floors and give an estimate I look for a few things.
First, are there any stains on the floor or are there a lot of them? If there is not many black circle area stains, that are usually from pet urine that is a plus
and I can make the floors look a lot better. Second, how level is the floor?
Most houses built after 1945 in Minneapolis have pretty level hardwood floors because the foundations are solid and have not settled as much. But older1920s homes in Minneapolis tend get less level. If it is not too bad then I got something to work with. Third, what type of finish is on the floor?
Sometimes in the really old houses in Minneapolis they used a varnish on the
hardwood floors that is very difficult to sand off, it usually is a dark amber
color. The floors can still be refinished, but it might take more time and
cost extra. So in the end, if I have no stains, pretty level floors and a
descent finish, I think sanding the hardwood floors is the better way to go
then carpet. Carpet is just going to get stained, collect a lot of dirt,
skin, and bugs, and will need to be replaced in a few years. Hardwood floors
are easy to maintain and can always be re-coated for less then carpet. Plus,
refinishing the hardwood floors is usually about the same price as installing
carpet, so from an profit prospective it makes more sense. Ask your
